Most deck people are one or the other. I trained in both.
The people who build investor decks usually fall into two camps. Designers who make a beautiful slide and have never sat across from someone deciding whether to hand over money. Or finance people who know exactly what an LP checks and produce something that looks like a bank statement.
I studied design in college, then spent a campaign season on a California governor's race running the visual output and helping raise the money. Same race, both jobs, real deadlines. Before that I spent years licensed and in front of investors, where the deck was never the thing that closed them. What closed them was whether the story held up when they pushed on it.
So the work here runs in both directions. What belongs on a slide, what belongs in the data room, what an LP will not believe no matter how well it is set. Then it gets built by someone who actually knows how to build it.

What an LP actually checks
Conservative is a claim, not a number.
Every deck says its underwriting is conservative. Almost none of them show the point where the deal stops working. That gap is the first thing a burned 2021 LP goes looking for, and it is usually the reason a deck stalls.

Structure
Before anything gets designed, you get the slide map. Order, argument, and what each slide has to do. We fix the story on paper where it is cheap to fix.
Build
First full draft, designed. You see the whole thing, not a teaser.
Revise and deliver
One revision round, then final files in PDF and editable format so your team can update numbers without coming back to me.

How fast can you turn this around?
Slide map within 2 business days of kickoff, first full draft within 7, and each revision round within 3. Most projects finish inside two to three weeks. If you are closing on a hard date, say so up front and I will tell you honestly whether it fits.
What do you need from me to start?
Whatever you already have. A deck, a model, an OM, an email thread. It does not need to be organized. If you have nothing but the deal, that is workable too, it just means more of the structure comes from the intake call.
Do you write the content or just design it?
Both, and the writing is the part that matters. I build the slide map before anything gets designed, which means deciding what each slide has to prove and what belongs in the data room instead. If you only want someone to restyle slides you have already written, the Deck Refresh is the right scope.
Will you sign an NDA?
Yes. Confidentiality is also written into my standard service agreement, so you are covered either way. Nothing from a client engagement goes in my portfolio. The samples on this page are built from scratch for exactly that reason.
How many revisions, and what files do I get?
Two revision rounds are included. You get a presentation-ready PDF plus an editable file, so your team can update numbers before the next investor call without coming back to me.
Do you work outside multifamily?
Multifamily and real estate funds are the focus, and that narrowness is the point. I know what an LP checks because I only look at these. Other capital raises get considered case by case, but I will tell you if someone else is a better fit.
How does payment work?
50% deposit to begin, 50% on delivery, both through Stripe. Scope is fixed before you pay anything, so the number does not move mid-project.
